The decision to sell your home is typically not an easy one. When you do, it's usually for the right reason. Your house is not large enough for your family, it's too large now that your kids have grown. You're moving on to another part of the country. Whatever the reason, it still involves a process, which has the ultimate goal of selling your home to the buyer who will give you the most value for it.
The Process Begins...
If you're on this page, you've already begun the process of selling your home. Like home buyers, home sellers go to the Internet first to research what to expect when selling their home. The biggest, and first, question usually asked by a home seller is "How much can I get for my house?". Most consumers already have some idea, based on recent neighborhood sales, internet searches on websites like Zillow Trulia, and Realtor.com. However these sites are notoriously inaccurate as this Wall Street Journal article points out.
A real estate licensee in Pennsylvania is permitted to conduct a Comparative Market Analysis (CMA), which provides a price range for your home. This is one of the first things that I will do for you. Your CMA is based on "comparable" properties that are similar in size, location, amenities and condition to yours. These include homes that have sold, are available for sale as well as pending sales and expired listings. Armed with this information, and with my guidance, you as the consumer are the person who ultimately decides the initial price of your home. Our goal is to determine a price that not only considers factors such as your neighborhood and recent sales, but also the improvements and amenities that make your house unique to the market.
Before we even get to the CMA and pricing, I prefer to meet with you to understand your needs, your timeframe and other factors that are important for you to have a successful home sale. With this information I can start working on my plan to market your home based on these needs.

The actual listing is a a contact between you and BHHS Fox & Roach Realtors that allows us to market your home for a specific price, and a specific duration for a fee that is usually a percentage of the final sales price. The actual contact is usually a standard form approved by the PA Association of Realtors, written in plain, easy to read language. Any changes we decide to make along the way will be documented by an Amendment to the Listing Agreement.
The "Seller's Disclosure"...
Around the time we complete the Listing Agreement, I will ask you to complete a Seller's Property Disclosure. This is a required document to help the buying public understand the features, and flaws, of your house. A Seller's Disclosure that is properly and honestly completed can also protect you as the seller from future claims.
